The Central Government Real Estate Agency is offering the former Tax and Customs Administration building at Vroedschapstraat 15, Gorinchem for sale as part of its market initiative. The property is located in a residential area within walking distance (about 600m) of the railway station and the town centre. The location is also easily accessible by car (A27, A15 motorways) and there is ample on-site parking (92 spaces).
The building consists of two parts. The original building which dates from 1976 and a newer wing built in 1992. The original building consists of two storeys and a roof structure. In structural terms, the building consists of a full column structure with a concrete core to provide stability. With the exception of the core of the structure and art wall at the entrance, all interior walls (which are primarily non-load-bearing partition walls) can be removed. There is thus the potential to create a large, open-plan space.
The extension has been built ‘on legs’. In addition to the ‘open’ ground floor level, where parking facilities and bicycle parking facilities are located, the property has three floors and a large roof structure which previously housed the canteen and technical facilities. The structure of the extension also consists of a full column structure. Here, steel cross-cabling has also been used for greater stability. In some places, this is situated on the inside of the windows. At the central point of the building there is a vertical space which houses the stairs, the lift and water and waste pipes. The inner walls of the extension consist primarily of metal stud walls. These non-load-bearing walls can be removed very easily to create one large open area.
The current usage complies with the applicable zoning plan. The municipality is sympathetic to the redevelopment of the complex.
